·  Directed significant real estate development activities.  Key example:  350 acres in 9 development sites in four jurisdictions, including one valued at $115 million with nominal ground rent accruing to the Port of $75 million over the term of the ground lease.

·  Oversaw the management and leasing of a commercial portfolio of publicly owned assets valued at $250 million with occupancy levels of 90%.  Assets were made up of commercial class A and B office, warehouse, and industrial properties.

·  Led the management and leasing of two commercial and three recreational marinas, with a total value over $65 million and comprised of 2,000+ slips.   Marshalled resources for comprehensive master plan update, ensuring compliance and plan continuity.

·  Managed the capital improvement process for a program that will generate in excess of $100 million in an 8 year period.

·  Directed the operations of the marine maintenance group comprised of 125 unions.  Represented craft personnel, ensuring maintenance and repairs for all Seaport and Real Estate Division Port properties occurred efficiently and in budget.

·  Managed and guided the ultimate disposition of a 42 mile rail corridor valued at $82 million.

 

HDR ENGINEERING/PHRAROS COPORATION, Austin, TX2005 - 2008

Regional Manager 

Provided regional leadership for HDR/Pharos in the Southwestern US with offices in Oklahoma, Arizona, and Texas.

· Led efforts for right of way acquisition and disposition services for Burlington Northern Santa Fe Railway Company and the State Departments of Transportation for Texas and Oklahoma and several municipal jurisdictions in Arizona.  The efforts were comprised of hundreds of public infrastructure projects with condemnation actions and negotiations, appraisals, contract negotiations, and subsequent closings for multiple public infrastructure projects.

· Provided executive management of operations in four markets, handling all budget and financial aspects efficiently and accurately

· Directed marketing and contracting services with clients across states’ regional divisional offices

· Executed proper condemnation actions and relocation services under the Uniform Act, ensuring reimbursement was consistent with state and federal statutory limitations.  Conducted alternate dispute resolution strategies, resolving valuation challenges and avoiding litigation.

 

Seattle Monorail Project, Seattle WA.2002 - 2005

Director of Right of Way Assembly

Member of multi-disciplinary Project Director team. Provided executive management advisory services to the Board of Directors regarding all aspects of the project.  Particularly involved in the creation of strategy, property identification, valuation, and acquisition of the necessary real estate interests.  Key accomplishments:

  •                                                                                                                                                                                                                                                                                                              Determined real estate interests required from Burlington Northern/Santa Fe Railroad, Port of Seattle, Department of Natural Resources and WSDOT, Public Stadium Authority, Seattle Schools, and King County and devised protocol for the acquisition of those property rights absent condemnation authority.
  •                                                                                                                                                                                                                                                                                                              Provided expert testimony as required at the trial court with regard to challenges to public use and necessity determinations; obtained and executed possession and use agreements; approved and executed third party leases and licenses.

Key accomplishments: Team negotiated 111 lease transactions covering 17,000,000 square feet of space; closed 7 commercial, industrial, retail, and multi-family investment sale transactions valued at $90,000,000; conducted 317 appraisals valued at $45,000,000; renewed 900,000 square feet of third party management assignments.

Vice-President

Managed the operations and leasing activities of a $1 billion, multi-state, Class A office space portfolio. Total footprint was10 million square feet, comprised of commercial, medical, and suburban. Directed the daily operations of the leasing and management groups and central administration functions of risk management, tax appeals, and human resources. Oversaw operations, staffing, recruiting and training, and engineering functions. Researched and placed insurance coverage for risk management programs, including property, casualty, and employee benefits coverages. Directed the expenditure of approximately $5 million in energy related improvements. Reduced utility consumption approximately 5.5% annually for a saving of $700,000 per year at then current utility rates.

 

Gerald Hines Interests, Houston, TX 

Senior Property Manager. 

Managed 60 subordinates in remote locations and directed all property management activities in the Midwest region. Recruited and trained a regional staff and developed personnel in each of the remote locations where properties were already in operation. Opened and stabilized the Southeast Region in Atlanta and provided development design review to the Northeast Region, New York. Member of the Operations Committee, the senior executive group charged with creating and adopting company-wide policies.
